Founded in Muskogee, Oklahoma in 1987 by Jeff Williams. Williams Contracting’s main office is located in Muskogee, Oklahoma but we have full time field staff located throughout Eastern Oklahoma allowing us to successfully cover a wide area with our core staff.
Jeff Williams graduated from the University of Arkansas in 1970 with a bachelor’s degree in Civil Engineering. He moved to Muskogee Oklahoma to take an estimating position with a large national contractor. Those years were spent estimating large scale construction projects all over the country, from airports to treatment plants. Jeff left his position as an estimator with that firm to start his own contracting business in Muskogee, Oklahoma in 1987. In 2008, Travis Williams joined the company after graduating from the University of Oklahoma with a bachelor’s degree in Construction Science. Travis worked for that same large national construction firm in their Oklahoma City office for 6 years before moving back to Eastern Oklahoma to join the family business at Williams Contracting.
Williams Contracting has completed projects all across the state of Oklahoma, but primarily serves Eastern Oklahoma. We have strategically hired field personnel from a wide area covering most of Eastern Oklahoma to allow us to better cover and serve our clients with our team. Projects can range from a small general contractor tenant build-out in McAlester to a large construction management Tulsa job. The types of projects Williams Contracting builds consist of a wide range of facilities. We work in the educational, healthcare, institutional, retail, worship, municipal, state, and federal fields. Private industries generally prefer the construction management delivery method; but more and more public entities are learning the value of construction management Tulsa processes as opposed to the general contracting method. Title 61 in Oklahoma gives state agencies, cities, and counties the ability to solicit, negotiate a contract, and hire the construction manager of their choice who will handle all the public bidding aspects for the subcontractor and vendor trades. This ultimately gives the owner more insight to the bid process and allows them to “see all the numbers” and have better control of the project and the key players. The other component that attracts repeat builders back to the construction management Tulsa delivery method is the pre-construction services aspect, that you don’t have in general contracting. Pre-construction services consist of design development with the architects, engineers, and owner to provide real time budget feedback during design. This allows owners to make meaningful decisions early in the process and keep their project on track. The plans and specifications are fully designed before they are issued to general contractors for bidding. Should the project come in over budget at that time, it could take months to re-design or reduce the scope of the project; exposing the owner to additional design cost and lost time. Another additional delivery method besides general contracting and construction management is the design-build method. In some instances, owners will prefer to have a single point of contact and want a single entity to handle all aspects of the project and take on the full responsibility to design and construct the project. In this instance the owner will request that we bring in the design team under our contract and work through the pre-construction and design development stage in a similar fashion to construction management; but working as a single contract. This can be beneficial for large projects, complex, or phased projects. These projects typically start construction before the design documents are fully complete. We establish a budget with the owner based on our mutual understanding of the project and stated goals and requirements. Due to the size or complex nature it may be in the client’s best interest to start construction while the final aspects of design are being finished. This reduces the total time for construction, accelerating the client’s ability to get in their new facility as soon as possible.
With over 30 years in the construction management Tulsa industry Williams Contracting has witnessed many changes in our industry, and most for the better. One thing that remains constant are the needs of our project owner’s and clients. They want projects delivered on time and on budget. We must adopt and adhere to those same goals for all our projects to allow us to continue working in this industry for decades to come. Plenty of contractors can move fast and find cheap ways to stay in budget, but reputable contractors must keep quality in this equation with time and budget. Williams Contracting wants to build structures that will stand the test of time and offer service and value to the clients many decades from now. As we work through budgets and building types and materials, we often remind clients of the construction methods and materials of all the great buildings we have in society; that are so rare in today’s industry. Often budgets and time constraints won’t allow for optimum materials and methods to be incorporated; but we want clients to recognize the historic churches and great buildings of years past were specifically designed and built to be around for hundreds of years, not decades. Many buildings going up today are designed and built with a very short life cycle expectation; which is an unfortunate use of land and resources. When possible we will encourage owners and the design team to incorporate those time-tested materials and building methods.
